Independence Realty Trust and Centerspace agreed to an all-stock merger creating a multifamily REIT with a pro forma enterprise value of about $8.1 billion and 44,354 apartment units across 163 communities in 17 states. Centerspace shareholders will receive 3.800 IRT shares per share, about 67.6 million IRT shares and units in total, leaving IRT holders with about 78% of the combined company. The deal is expected to be about 5% accretive to 2027 Core FFO per share with roughly $24 million of annualized synergies, and to close as early as the end of Q4 2026, subject to shareholder approvals and lender consents.
Crusoe, a vertically-integrated AI infrastructure provider, announced the initial closing of its anticipated $3.9 billion Series F at a $30.9 billion post-money valuation. The round was co-led by Atreides Management, Mubadala Capital, and Valor Equity Partners, with participation from Founders Fund, GIC, NVIDIA, Qatar Investment Authority, Radical Ventures, and TPG, among others. The capital will help scale its AI factory build-out, including Crusoe Spark modular data centers and Crusoe Cloud, backed by over $140 billion in total contracted value and more than 6 GW of contracted capacity.
Vantage, a global digital infrastructure provider, closed a $2 billion five-year revolving credit facility (including extension options) to fund early-stage development across its North American data center platform. The facility starts with a collateral pool of three development assets, allows additional assets to be contributed over time, and functions as a warehouse facility. Evercore and Wells Fargo Securities were lead arrangers, with about a dozen insurance and other institutional investors participating, and Vantage has closed more than $40 billion of capital this year.
EQT Real Estate Industrial Value Fund VI acquired a 32-building, 5.2 million square foot Southern California logistics portfolio from Rexford Industrial Realty in a deal reported at about $1.2 billion. The portfolio spans Los Angeles, Orange County, the San Gabriel Valley, South Bay, and Inland Empire West, and is 96% leased to 36 tenants with a weighted average lease term of 2.7 years. Over 50% of the square footage is infill space within about 25 miles of the LA/Long Beach port complex, and the acquisition reinforces EQT’s focus on supply-constrained, port-driven logistics markets.
Moishe Mana closed the sale of approximately 30 acres of his Wynwood assemblage, including the Mana Wynwood campus, to Citadel Founder and CEO Ken Griffin for approximately $1.1 billion on September 29, 2026, the largest land assemblage deal in Florida history. The site is planned as a new Carnegie Mellon University campus. Mana began assembling the land in 2009, starting with a roughly $5 million warehouse purchase and investing less than $70 million in total, and he retains more than 15 acres in Wynwood plus his Downtown Flagler District holdings.

Sun Communities completed the all-cash sale of its UK assets, including the Park Holidays business, to Panther Bidco Limited, an affiliate of Aermont Capital, receiving net cash consideration of approximately $1.03 billion after locked-box adjustments and transaction costs. The proceeds will be used primarily to repurchase shares, pay down debt, and for general corporate purposes, with about $425 million of stock already repurchased year to date. The sale makes Sun a pure-play North American manufactured housing and RV owner and operator, and it will update its full-year 2026 outlook on its third quarter earnings call.
Apollo-managed funds, affiliates, and other long-term investors provided a $585 million financing to The Executive Centre, a premium flexible office space operator with more than 260 centres across 38 cities in 15 APAC and Middle East markets. Proceeds will primarily refinance existing debt and position the company for further expansion. Apollo structured it as a bespoke hybrid capital solution, with Rippledot Capital as financial advisor to TEC.
American Healthcare REIT completed the acquisition of six senior living communities (464 units) from Kensington Senior Living for approximately $572 million, the first closing in an eight-community, 745-unit portfolio with an aggregate contract price of about $873 million, below replacement cost. The communities are luxury, higher-acuity assisted living and memory care properties in affluent, supply-constrained Los Angeles, San Francisco Bay Area, Washington, D.C., and New York submarkets, and Kensington will continue operating them. The remaining two communities are expected to close in the fourth quarter of 2026, and the deal establishes a long-term growth partnership between AHR and Kensington.
KKR and Mirastar, KKR Real Estate’s European industrial and logistics platform, completed the acquisition of a 2.7-million-square-foot portfolio of eight UK logistics assets from Ares Real Estate funds, reported at about $400 million. The assets are in Corby, Doncaster, Stoke-on-Trent, Milton Keynes and other Midlands, South East and North of England markets. The portfolio is fully occupied, with a nine-year weighted average lease term to break and about 60% of rent from investment-grade tenants or their subsidiaries.
National Healthcare Properties agreed to sell a portfolio of 40 outpatient medical facilities to an undisclosed buyer for approximately $531 million, with net cash proceeds of about $511 million after retiring all secured debt. The price reflects a 6.9% nominal cap rate (6.5% adjusted for recurring capital expenditures) on trailing twelve-month in-place cash NOI. The proceeds will pay down the revolving credit facility and fund high-acuity senior housing (SHOP) acquisitions, completing NHP’s exit from outpatient medical and its shift to a pure-play SHOP portfolio, with closing expected in the fourth quarter of 2026.
